Property Fusion are an independent block management agency, operating throughout the South of England, including West and East Sussex. Our role is to manage the communal areas of your residential property and to ensure that we collect service charges or ground rents on your behalf.

In Summary...
Our services will reflect your agreement with your leaseholders. In other words, they’re bespoke, as they should be. It’s our role to know and understand their lease terms and to know what each owner is permitted to do – and, what we need to do for them.
On your behalf, Property Fusion will look after the following:
- Creation of annual service charge budgets
- Assessment of annual maintenance charges
- Collecting service charges from leaseholders
- Dealing with payment arrears, issuing demand notes
- Enforcement of covenants
- Administration of demand notes or receipts and banking (including reconciliation)
- Maintenance of accurate, up to date financial records
- Distribution of the annual accounts to the leaseholders
- Dealing with audit enquiries
- Inspecting the property regularly and reviewing maintenance schedules
- Monitoring service contracts and organising cleaning, maintenance and repairs
- Helping to resolve conflicts among leaseholders (eg problems with noise)
- Dealing with enquiries from the leaseholders
It goes without saying that safety comes first. We will of course ensure that your property adheres to all health and safety laws, and that regular fire risk assessments are carried out in communal areas.
