As managing agents based in Sussex, we’re often asked similar questions by people looking to engage Property Fusion. So, we’ve made a note of them and listed the queries (and the answers) we hear most often. This list isn’t finite, though, so get in touch if you need further information.

How easy is it to change managing agents?

Actually, it’s much easier than you may think. Your initial steps will depend on whether you’re a freeholder or a leaseholder.  The latter may want to have a look at our page, The Right to Manage Legislation for more information.   Here’s what to do:

Find out the notice period, then contact your current agent to let them know and to agree a termination date. A date to fit in with service charge payment periods is recommended; or perhaps the end of the accounting year, as this makes things much simpler.  Obviously, you’ll need to settle any unpaid fees before you and hand over documents to your new agent.

The new agent will do most of the handover work for you. But – check first!

What areas do you cover?

Mainly, we look after properties in East and West Sussex, and throughout the South of England.  However, Property Fusion also supports freeholders throughout the UK.  If you’re not sure, it’s a good idea to get in touch to discuss what you need.

How do you charge?

Our fees are very transparent.  We charge on a “per unit” basis, ie per flat

How do I know that you’ll secure the best value for money for me? I need to make sure that the service charges are being spent wisely.

Because that’s what we do.  That, and great customer service, of course.  We keep our promises, and that includes all our accounting and budgetary responsibilities.

Our role is to allocate a careful budget to planned expenditure at the start of each financial period. Also, to allow for some “wiggle room” in case of urgent or unexpected repairs.  Then, regular reporting and accounting ensures that we do everything “buy the book”.

In general, it’s because we’ve seen things done badly and wanted to shake this sector up a bit in terms of integrity, legitimacy and professionalism.  Everyone is different, but we offer the same level of service to every freeholder and leaseholder.  It’s the Property Fusion distinction.
